Who will finance the construction of these complexes is not known for certain, brokers say.

Until June of this year, the consultants named the shareholders of Yugra Bank Alexei and Yuri Khotin as the owners of Gorbushkin Dvor. But in early June, the Energy Insider portal reported that the shopping center had been sold to Pharmstandard shareholder Viktor Kharitonin, and the businessman himself confirmed this. But as the seller of Gorbushkin Dvor, the portal named the structure of the general director of Rus Oil, Sergei Podlysetsky.

Two consultants who worked with both parties to the transaction then assured that Kharitonin would be the nominal owner of the complex, and de facto the father and son of Khotina would remain its owners. The consultants were also embarrassed by the amount of the announced deal - Kharitonin was ready to pay $500 million for Gorbushkin Dvor, Energy Insider reported, while the consultants estimated the shopping center at only $100-150 million.

A person close to Rosselkhozbank, which pledged the shopping center, said in mid-July that the deal with Gorbushkin Dvor was not closed, and Aleksey Khotin gave a personal guarantee on the loan. A representative of the Khotins last week assured that Gorbushkin Dvor did not belong to them.

Ice-Fili and the Moscow pipe plant Filit act in the interests of the MR Group, an employee of the Moscow City Hall assures and confirms two consultants who worked with this company. The RBC newspaper last year, citing its own sources, reported that MR Group could build a residential complex with a total area of ​​100,000 square meters on the territory of the Ice-Fili ice cream factory. m.

Maria Litinetskaya, managing partner of Metrium Group, estimates investments in both projects at about 24 billion rubles.

The demolition or reconstruction of an existing commercial property and the construction of housing on its site is not a frequent occurrence, say consultants interviewed by Vedomosti. Gorbushkin Dvor was an extremely popular shopping center in the early and mid-2000s, but due to the narrow specialization of the complex and high competition in the retail real estate market, its format may no longer be so effective, says Nikolai Kazansky, managing partner of Colliers International. Housing has now become the most profitable and sought-after segment in the real estate market, so the decision to develop the territory of Gorbushkin Dvor and adjacent areas looks justified, Kazansky summarizes. Housing in the west of Moscow is in demand and is sold more expensive than the average for the city, says Alexander Pypin, a leading analyst at CIAN. Now, such projects as Only Fili, Fili Park and Western Port are already being built near Gorbushkin Dvor, with the current competition, the implementation of new sites may take 8–10 years, he concludes.

These plans of the Moscow government were recently announced by Deputy Mayor of Moscow for Urban Policy and Construction Marat Khusnullin. According to the mayors, Gorbushka has become obsolete as an idea, while renovation needs launch pads.

As for the benefits of the once legendary shopping center for the city today, it is negligible, according to experts. Time has changed, and such markets for radio electronics are no longer needed. Simply because all household retail is rapidly and irrevocably going to the Internet, from where any gadget can be delivered to the client, as they say, to the door.
